At Bluewater Council’s meeting on October 2, Denise van Amersfoort, Senior Planner for Huron County, unveiled an ambitious plan for Bayfield.
One of the central pillars of the plan is the preservation of Bayfield’s rich heritage. Main Street and Clan Gregor Square have been recognized as the heart of Bayfield, and the plan emphasizes the need to protect these areas as such.
Bayfield’s allure lies not only in its history but also in its natural beauty. The plan takes a balanced approach, acknowledging the limited opportunities for expansion in the core commercial area while allowing for some growth in carefully designated areas.
While the plan focuses on preserving Bayfield’s core, it also looks beyond. Some of the largest changes to raise eyebrows was the allocation of land for large-format retail and office spaces, directed to areas outside the core. This aims to maintain the character of the town center while accommodating the needs of businesses and residents.
The plan also outlined requirements for future developments to maintain open outdoor spaces, and provide charming options for residents of a variety of housing types, as well as allowing some opportunities for densification.
Amersfoort said that the plan was intended to guide Bluewater’s approach to new development in Bayfield in the future.
While the plan was comprehensive, it was not well received by all residents. A man named Michael Fredricks came forward to voice his opposition to increased areas earmarked for commercial development on the edge of town.
Mayor Klopp stepped in to remind residents that the planning department was acting on direction from council, and attempting to serve the needs of the public.
Van Amersfoort clarified, saying that the intention was to provide opportunities for all kinds of development and services that are needed by a growing community, not encourage franchises.
Staff were directed to amend the by-law in regards to some small specific changes to lots in Bayfield, and aim to return with those changes in time for the next council meeting on October 16th.
